Full payment is required thirty (30) days before arrival. If payment is not post marked before 30 days prior to arrival date. The 50% deposit is forfeited and rental will be filled with potential renters. (initial here)_________
2. CANCELLATIONS- A sixty (60) day notice is required for cancellation. Cancellations before 60 days of arrival date will be refunded if we can rebook, minus $200 cancellation fee per 5 bedroom unit. Cancellations or changes that result in a shortened stay or that are made within 60 days of arrival date, forfeit the advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. 3. MAXIMUM OCCUPANCY- The maximum number of guests is limited to 11 adults and children. 4. This property requires a seven (7) night minimum stay. Some last minute fill ins of nights and weekends if available. Rooms rented when available. 5. INCLUSIVE FEES-Rates include a one-time linen & towel set-up. 6. NO DAILY HOUSEKEEPER SERVICE- While linens and bath towels are included in the home, daily housekeeper service is not included in the rental rate. We do not permit towels or linens to be taken from the home. Towels are available at Chico Hot Springs. 7. RATE CHANGES- Until confirmed, rates subject to change without notice. 8. FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and /or rental money, and the party will not be permitted to check-in. 9. WRITTEN EXCEPTIONS- Any exceptions to the above mentioned policies must be approved in writing in advance. 10. General Policy: Diamond Heart Ranch assumes no liability or responsibility for guest valuables, damages, expenses, or inconveniences, not for loss, injury, death, or damage to any persons or property during your stay or in transit to or from said ranch or for any cause whatsoever due to delays, cancellations, due to nature, mechanical breakdown, strikes or acts of God. HOUSE RULES 1. Check-in time is after 4 pm and check-out time is 10 am. Between 10 am and 4 pm the house is being prepared for the next guests so there are no early check-ins or late check-outs. There can be exceptions if we do not have back to back turnarounds. You may call and check on the day of arrival. 2. This is a non-smoking home; all smoking must be done outside in a safe manner. There is a fire pit in the pasture and a #10 can by bbq available outside of the house to use for cigarette butts. Please don’t throw cigarette butts on the ground. 3. Pets are not permitted in the home or on the property under any circumstances without prior permission. All pets must be registered with the manager. Pet fee is $20 per pet per stay. All pets must be kept on a leash in all public areas. Please do not leave your pets unattended in your room or your vehicle. Please pick up after pets to keep the lawn clean for all guests. 4. Reservation/Security Deposit. A credit card that holds the reservation automatically converts to a security deposit upon reciept of full payment by check or other means for stay. Will not be charged providing the following provisions are met. * No damage is done to the home or its contents, beyond normal wear and tear. * All trash cans are emptied and trash is placed in the black plastic bags in the garbage cans provided. *Dirty dishes are placed in the dishwasher/turned on; the dishwasher does not have to be emptied. *All sheets and towels must be brought to the laundry room. DO NOT take unsoiled blankets,shams, & bedspreads to the laundry room. *Please wash all soiled towels before departure. The last load may be left in the dryer. Drying time for towels is long and the laundry would not be able to be completed in the four hour turn around time. The sheets do not need to be washed. *No linens or towels are lost or damaged. *All keys are left under the mat of the main door, all windows and doors locked, lights and fans turned off.
